Reducing Vacancy With Targeted Advertising

We all have the same problem; we need to show our vacant units to potential tenants, but the advertising mediums are limited.
Radio & TV don't lend themselves, newspapers have declining circulation and "For Rent" signs rely on the off-chance that
someone will drive by and see it.
What does work is the internet.
I am a Landlord and as times got tough at the end of 2008, I saw a dramatic increase in vacancy - I'm not sure why exactly; all
those people losing their homes should have been moving into my rental units. I did all the things we all do to be successful; put
signs out, double checked my newspaper ads, did price surveys, but still the telephone did not ring.
And then I did the math: my local newspaper (St. Helens Chronicle) only has a circulation of 4,500 in a market of about 35,000
people and they've just reduced their frequency to once per week. I'd be lucky if 100 sets of eyeballs actually read my ad in a
week. That's simply not very good exposure for my product.
So I put up this website, started marketing it and now I'm averaging as much as 600 hits per day. My vacancies magically went
away (at the same time, all the competing landlords are still running the same newspaper ads so I'm assuming they still have
their vacancy problem). I rented two units to people from the east coast. I doubt they had a subscription to my local
newspaper. They found me on the web!
What's more, for those people to come to my website, they were specifically interested in my unit by location and configuration;
that's efficient. I'm talking to exactly my potential customers and no one else.
I figure that all landlords have the same problem and can benefit from the same solution;

- We create a web page for each of your rental properties. You take the photos or we can do it for a fee. See Example Here
- If you choose to continue to advertise in the newspaper (I still do), you should put the web address of your property in
your ad.
- Tenant either sees your newspaper ad, finds the ad for the website via search engine or Craigslist and then views your
property information, photos and rental criterion.
- If they are interested, they can contact you via e-mail/ telephone(you choose), or submit an application. Their application
can not be submitted unless they pay your application fee first.
- If the website generates an application, it's is e-mailed to you along with contact information for the potential tenant.
- Monthly, you will receive an activity report, a bill for services and your application fees collected during the preceding
month (minus our fee).
- You pay us a monthly fee to host your web page. Once your unit is rented, we'll take it down or you can leave it up to
generate a waiting list for future units - you choose.
